We do have a new Survey of this lot and an old survey for the Long Island Airport Homeowners Association along with a letter dated July 20, 2002. To my Sellers knowledge there is not an HOA or CCR's for their section of Caldwell Acres. The new Buyer is welcome to the history documentation regarding this community and the airport/runway. The Seller just received a new survey 9/1/2026. This is a wooded lot that when the new owner Clears and cleans up will soon discover a diamond in the rough and a beautiful site to build their new custom home. Shoreline management requires that you have 100 feet of water-frontage to build 1000 feet dock shadowed over the water. The way this lot is shaped the new buyer may not qualify for a 1000 foot dock shadowed over the water. Please check with Shoreline Management due to the way the lot is shaped. The requirements also state you can't take up more than a third of the cove.
